The 4 layers of an honest evaluation
The 5 to 10 most relevant sales from the past 12 months within 500 m, of the same property type, with adjustments for differences (lot size, number of bedrooms, level of renovation). That's about 60% of the final value — the numbers-based foundation.
What's selling right now in your district, at what price, and how many days on market? This layer shows the real pressure of demand — not a historical average, but what's happening now.
In Blainville, demand peaks from mid-May to early July. Selling in November usually costs 3 to 5% on the median price — not because the house is worth less, but because buyers are scarcer.
View, orientation, the real condition of the major components (roof, windows, mechanical systems), basement quality, immediate surroundings. Can swing the value by ±8% to ±15% depending on the case — this is where the broker's eye matters most.
